  • Price it to the comparable street, not the county average.
  • Photography and a clean first weekend still drive the offer count.
  • Homes that sit past week three usually have a pricing problem, not a market problem.

What buyers should know

  1. Get fully pre-approved before you tour, not pre-qualified.
  2. Decide your commute ceiling first; it narrows the map faster than price does.
  3. Be ready to move on a Friday listing. The good ones do not last the weekend.
